ROSEMARY LANE
SUMMARY
This project consisted of a 16-lot residential subdivision on Rosemary Lane. The project scope was for design of the Civil/Site portions of the project including lot layout, on-site drainage improvements, and the utility service connections. Off-site improvements consisted of realignment and reconstruction of approximately 1,000’ of Rosemary Lane, a water main realignment, a sewer main extension, and re-design of a City owned sedimentation pond. The site was constrained by a steep hillside to the north and the Lightner Creek floodplain to the south. In order to offset the significant cost of public improvements, the density was maximized. This resulted in compact lot sizes and necessitated detailed grading and drainage plans.

Additionally, the design incorporated a “natural” detention/water quality feature in the riparian corridor of Lightner Creek, protecting mature trees, and enhancing the riparian corridor. Mr. Pavlick also assisted on an as-needed basis during construction.
